Yogurt with Grapes and Granola

This breakfast yogurt takes only five minutes to prepare. Get two cups of plain, low-fat yogurt. Top it with 1/2 cup of seedless red and green grapes and 1/2 cup of granola. The power drink is best served chilled.

Mushroom and Egg White Omelet

Ingredients include 2 tablespoons of olive oil, 4 button mushrooms (sliced), 4 large egg whites, kosher, salt and pepper, 2 scallions (sliced), and an ounce of Cheddar.

To get started, heat a tablespoon of olive oil in a large, nonstick skillet. Add mushrooms and scallions and stir for two to three minutes. Beat the egg whites in a medium bowl with 1/4 teaspoon of salt and pepper each. Cook the egg whites on the skillet for one to two minutes. Top the egg with Cheddar and stir-fried vegetables. Fold it over the filling.

Apple and Cheddar Tartine

This simple meal can be done in under 10 minutes and can be enjoyed by two persons. You’re going to need 1/2 baguette, 2 tablespoons of apple butter, 1/2 apple, and thinly sliced Cheddar.

Top Traits Of a Good Real Estate Agent

As in all other career endeavors, it takes more than just willingness and interest to stand out. This is very true in the competitive world of real estate, where agents and brokers must coordinate with many people and display various skills to ensure a successful transaction.

One important trait of a good real estate agent is having an entrepreneurial mindset. He or she should have the drive and self-motivation to excel and take charge of his or her own destiny. This equates to being smart when making decisions and being a problem-solver.

The successful real estate agent is honest and shows integrity. He or she adheres by strict ethical codes of conduct and standards. This cultivation of reputation goes side-by-side with a great work ethic, which means he or she displays tenacity in pursuing every lead and putting in the required time to close deals.

Knowledge is, of course, power. Agents must be thoroughly familiar with the ins and outs of the local housing market, from pricing guides and industry trends to the advantages of a given neighborhood over others. This must be coupled with an engaging and charming personality. Remember that agents not just sell properties but themselves. They must be personable and confident if they are to truly earn the buyer’s trust.

Finally, successful real estate agents are those that have built a solid network. These contacts and connections within the market include other agents and brokers, appraisers, home inspectors, mortgage officers, and a long list of potential sellers and buyers.

Why Flexible Work Hours Are Better For Productivity

In the past decades, working for long hours has been the common practice.  However, the standard work schedule has been affecting people's productivity and happiness.  To motivate employees, companies have found a solution by implementing flexible hours that allow them to work without feeling confined in their workplace.   Let me share with you why this new setup is better for employees:

It will enable employees to achieve work-life balance

Spending many hours in the office can be stressful.  It can also hinder a person to spend time focusing on what matters most.  Less time at work could mean more time to recharge and pursue things that could bring back a person's zest for life.

Better mental and physical health

We've all heard that work-related stress can trigger mental illnesses.  However, lack of physical activity because of long hours of sitting and doing the same thing in the office can actually make a person prone to heart disease and weak circulation.  Having flexible work hours gives people the opportunity to provide more time to their overall health and fitness.  In turn, they'll have more strength to excel in their daily tasks.

It makes them feel more valuable than their output

Allowing employees to spend less time in the office can be considered a simple reward especially for those who have shown their loyalty for many years.  This benefit shows them that the company values their well-being and their individuality more than the work they produce.  Aside from boosting their morale, it encourages them to give their best while they are at work.

A Brief Guide To Creative Real Estate Marketing

If your real estate business kicks off, it can get pretty lucrative pretty fast. With property prices increasing alongside real estate development, it’s no wonder more people are getting into the industry. However, it’s not all that simple, and it’s not easy. First, there is a lot of work to be done even before you can become a real estate agent, and even much more if you plan to enter the world of real estate development. However, it’s a good thing that experienced agents and developers have shared some invaluable tips on how to market the property.

For example, for apartment complexes and condos, real estate experts suggest tie-ups with neighboring establishments. For example, if there are supermarkets or restaurants within a kilometer radius of the property, agents and developers can talk to managers of these establishments and come up with a deal. In exchange for some coupons, agents and developers can invite representatives from these places to open houses to advertise their establishments to potential customers.

If agents are looking to sell houses in your neighborhood, community activities such as sports festivals, socials, and park gatherings may be a good way to get the attention of people. These kinds of activities, if attended by outsiders may get to see just how appealing the area might be.

From Employee To Real Estate Entrepreneur: Making The Big Switch

It’s a big leap to leave behind one’s 9-to-5 job and the steady paycheck to pursue real estate entrepreneurship. It can be a daunting process, but not when armed with the right information and direction. Here are some steps to take.

Have an entrepreneur mindset

This is a critical ingredient for success in the industry, as it includes persistence and the inclination to keep learning. Take note that over a million people are poised to start a business in the United States, and in the first year about 40 percent will fail. As a real estate entrepreneur, accept the tendency to make mistakes, learn from them, and adopt a mindset of long-term development and experience.

Establish a business and marketing plan

Determine what people are willing to pay for, as a viable business seamlessly combines what it wants to do with what others are willing to spend for. Interview potential customers, and once the target market is set, determine how to approach this clientele.

Launch a small-scale version first

If possible, launch a scaled-down version of the business on the side while maintaining a regular job. Assess that soft launch and see what worked, what didn’t, and how the approach can be tweaked for success.

Assemble a good team

Find team members that mirror your values and whom you can work with to achieve the business goals. Determine if it’s sound to form a corporation, an LLC, or pursue a partnership. Define each team member’s role and follow the necessary legal guidelines.

Some Undeniable Advantages Of Buying A New Home

For those of you who are looking to buy new homes in the Yardley area, you guys are sure in for a treat. Not only is Yardley, PA, my favorite place in the world, but buying new homes in itself holds a lot of benefits. Here are some of the reason why buying a new home is a great idea.

Energy-friendly: Homes that are being built today take into consideration energy usage. Newer designers know how to construct homes that use less electricity. With more household appliances being more efficient, it shouldn’t come as a surprise that the electric bills in these houses are much lower.

Choice of appearance: New homes afford buyers more freedom when it comes to overall appearance. From the design to the blueprints to the fixtures, buyers can decide how everything plays out. Compare this to buying a used home that contains permanent features, which require huge renovations when uninstalled.

Appliance warranties: Since almost every appliance in a new home is brand new, they all come with a warranty. Changing them would be less stressful compared to changing old appliances in used homes.

Fire safety: New homes have newer fire precautionary fixtures. More modern materials are also used, which are less likely to spread flames should the unthinkable occur.
